Commercial Roofing & Maintenance

Protect your commercial property with scheduled maintenance, not emergency repairs. We offer annual contracts with quarterly inspections statewide.

Why Maintenance Contracts Save You Money

A small roof issue on a commercial building can become a $50,000 problem overnight. Water intrusion damages inventory, disrupts operations, and creates liability exposure. An annual maintenance contract catches problems at $500, not $50,000.

Our commercial clients across Vermont get quarterly inspections, priority emergency response, and a fixed annual cost they can budget for. No surprises, no deferred maintenance snowballing into catastrophic failure.

What's Included in a Maintenance Contract

Quarterly Inspections

Comprehensive roof inspection every 3 months with a written report and photo documentation.

Priority Emergency Response

Contract clients get first-priority scheduling for emergency repairs — ahead of our regular queue.

Minor Repairs Included

Small repairs (flashing, sealant, minor patching) are included in your contract at no extra cost.

Gutter & Drain Maintenance

We clear gutters, downspouts, and roof drains at every inspection to prevent water pooling.

Annual Budget Report

Year-end summary of all work performed, upcoming needs, and budget projections for the next year.

Code Compliance Review

We verify your roof meets current Vermont building codes and flag any compliance concerns.

Properties We Look After

Commercial roofing is less about the membrane than about working around the people underneath it. Here's who we work with.

Property Managers

Multi-building portfolios where a predictable annual number matters more than the lowest single bid. We inspect on a schedule and report per building.

Condo & HOA Associations

Board-friendly documentation: written condition reports, photo evidence, and phased scopes that can be presented to owners and budgeted across fiscal years.

Ski Resorts & Hospitality

Vermont lodging carries snow load most of the season and cannot shut down to fix a roof. We schedule around your occupancy, not ours.

Schools & Institutional

Summer-window work, coordination with facilities directors, and scopes structured to fit district procurement and budget cycles.

Retail & Office

Leak response that doesn't disrupt tenants or trading hours, plus documentation your landlord or tenant needs for cost allocation.

Municipal & Community Buildings

Town offices, fire stations, and community facilities where the roof has to last and the spend has to be defensible to a select board.

For property managers

Annual roof and siding maintenance plans

A spring inspection, two fall visits to clear gutters and drains, and minor repairs handled on the spot. One price per building for the year.

Before You Replace It, Price a Coating

A tear-off is the most expensive answer to a leaking commercial roof, and it's frequently not the necessary one. If the deck and insulation underneath are still sound, an elastomeric coating system can add 10 to 15 years of service life for a fraction of replacement cost.

Coatings go on over metal, single-ply, and modified bitumen. The building stays open while we work, there's no tear-off debris, and the reflective surface cuts summer cooling load on the space below. For a facilities manager working against a capital budget, it's often the difference between a project that gets approved this year and one that gets deferred until it becomes an emergency.

It isn't always the right call — saturated insulation or a failing deck needs real replacement, and we'll tell you that plainly if that's what we find. The inspection is what settles it, and the inspection is free. See our metal roof coating systems for detail on the process.

Commercial Roof Systems We Service

We maintain, repair, coat, and replace every system commonly found on Vermont commercial buildings.

TPO Single-Ply

The most common flat-roof membrane on newer Vermont commercial builds. We repair seams, flash penetrations, and recoat to extend service life.

EPDM Rubber

Durable and widely installed, but seams and terminations fail before the field does. Most EPDM problems we see are repairable, not replacement jobs.

Modified Bitumen

Torch-down and self-adhered systems common on older low-slope roofs. We patch, re-lap, and address blistering and ponding.

Built-Up Roofing (BUR)

Traditional tar-and-gravel assemblies. Still serviceable well past their nominal life with the right maintenance and drainage correction.

Metal Standing Seam

Long-lived, but fastener backout and panel oil-canning cause leaks. Ideal candidate for elastomeric coating rather than tear-off.

PVC Membrane

Chemical- and grease-resistant, so common on restaurants and food service. We handle seam welding and detail repairs.

Spray Foam (SPF)

Excellent insulation value, but the topcoat is the weak point. Recoating on schedule is what keeps an SPF roof alive.

Asphalt Shingle (Multi-Unit)

Steep-slope work on apartment blocks, condo associations, and townhouse rows — phased by building to limit disruption to residents.

Commercial Roofing FAQ

What does a commercial roof maintenance contract cost?

It depends on square footage, roof system, and the number of penetrations, but most Vermont properties fall between $0.08 and $0.25 per square foot annually for quarterly inspection and minor repair coverage. We inspect and quote for free, and the number is fixed for the contract year so you can budget against it.

Can a roof coating extend the life of our existing roof?

Often, yes — and it is usually the cheapest option on the table. An elastomeric coating over a sound metal or single-ply roof can add 10 to 15 years for a fraction of the cost of a tear-off, with no disruption to the operations underneath. It only works if the substrate is still structurally sound, which is what the inspection determines.

Do you work around our operating hours?

Yes. Most of our commercial work is scheduled around occupancy, trading hours, or the academic calendar. For hospitality and retail especially, we plan the phasing before we quote so the schedule is part of the agreement rather than a surprise.

Are you insured and can you provide certificates?

Yes. We carry commercial general liability and workers' compensation, and we provide certificates of insurance naming your entity as additional insured on request. If your project requires bonding, tell us during the estimate and we'll address it up front.

Do you handle emergency leaks for contract clients?

Contract clients get first-priority scheduling ahead of our regular queue, including temporary dry-in to stop water entry the same day where it's safe to get on the roof. That priority response is one of the main reasons properties sign a contract in the first place.
