Maintenance Plans for Property Managers
Three visits a year, gutters and drains cleared, and minor repairs handled on the spot. One annual price for each building.
Small problems, caught on a schedule
Most of the leaks we're called to on managed buildings start the same way: a gutter packed with leaves, a drain that froze over, or flashing that worked loose over the winter and nobody went up to look. By the time a tenant calls, the fix is ceilings and insulation, not a tube of sealant.
Our maintenance plan puts someone on your roof and around your walls three times a year, at the points in the Vermont calendar when problems start. You get a report after each visit and one price for the year.
Your three visits
Spring
After the snow melts
A full inspection once the roof is clear. We look for what winter did: ice-dam damage, lifted shingles, loose flashing, cracked or pulled siding, and anything the plow or snow load knocked loose. You get a written report with photos.
Early fall
First leaf visit
We clear leaves and debris from roofs, valleys, gutters, downspouts and roof drains, then walk the building for anything that needs attention before the weather turns.
Late fall
Before winter
A second pass after the leaves are down: gutters and drains cleared again so meltwater has somewhere to go, and a last check that the building is ready for snow.
What's included
Three scheduled visits
Spring and twice in the fall. We book them, so you don't have to remember.
Gutters & drains cleared
Gutters, downspouts, valleys and roof drains cleared at both fall visits.
Minor repairs included
Small fixes found on a visit (sealant, a few shingles, flashing, a loose siding panel) are handled on the spot, up to a set limit per visit spelled out in your agreement.
Written report per building
Photos and plain-language notes after every visit, so you can show owners and boards exactly what was done.
Early warning on big items
If something needs more than a minor repair, you hear about it with photos and a price, not after it leaks.
One fixed annual price
A single number for the year that you can budget against. Roofing and siding are separate plans, so you only pay for what you need.

Questions from property managers
How is the price worked out?
Each plan is priced by the size of the surface we maintain: roof area for the roofing plan, siding wall area for the siding plan, with an annual minimum per plan. Use the estimator for a number in a minute; we confirm it after walking the property.
Are roofing and siding sold together?
No. They're separate subscriptions. Many managers start with the roofing plan, since gutters and drains are where most water damage begins, and add siding later.
What counts as a minor repair?
Small fixes we can finish during a scheduled visit, like resealing flashing, replacing a few shingles, re-securing gutters or snapping a loose siding panel back in. Each agreement sets a dollar or time limit per visit. Anything larger is quoted separately before we start.
Do you handle multiple buildings?
Yes. Send us the first building through the estimator and mention the rest in the notes. We'll put the whole portfolio on one schedule and one report.
Are you insured?
Yes. We're registered with the Vermont Office of Professional Regulation and fully insured, and we provide certificates of insurance naming your entity on request.
