Local Vermont Expertise

We know Vermont roofs — the ice dams, the snow loads, the freeze-thaw cycles. Our experience with local conditions means we build for what your roof will actually face.

Transparent Pricing

Upfront, transparent pricing with no hidden fees. We provide detailed estimates and are happy to tackle smaller jobs that other contractors won't bother with.

Preventative Maintenance

Regular inspections catch small problems before they become expensive replacements. We offer maintenance contracts for both residential and commercial properties.

Customer Satisfaction

Your satisfaction is our top priority. We stand behind our work, communicate clearly throughout the project, and don't consider the job done until you're happy.

What We Repair

Most roof problems in Vermont trace back to the same handful of causes. Here's what we see most often — and what we fix.

Active leaks & water stains

A ceiling stain is rarely directly under the entry point — water travels along decking and rafters before it drops. We trace it back to the actual source instead of patching where it shows.

Failed flashing

Chimneys, valleys, vents, and skylights are where most Vermont roofs actually leak. Flashing fails long before shingles do, and it's usually a repair, not a replacement.

Ice dam damage

Meltwater backs up under the shingles and refreezes, forcing water into the roof deck. We fix the damage and address the ventilation and insulation causing it.

Missing or lifted shingles

Wind along the Champlain Valley lifts tabs and tears shingles off. Left alone, exposed decking soaks up water and rot spreads well beyond the original bare spot.

Rotted decking & fascia

Once sheathing goes soft, new shingles have nothing solid to hold. We cut out the compromised decking and replace it before anything goes back down.

Storm & hail damage

Impact bruising isn't always visible from the ground. We document what we find with photos so you have what you need if you file an insurance claim.

Repair or Replace?

Plenty of contractors quote a full replacement for a problem a repair would solve, because a replacement is the bigger ticket. We'd rather do the honest work and keep the customer.

Repair usually makes sense when the roof is under roughly 15 years old, the damage is confined to one area, and the rest of the surface still has granule coverage and flexible shingles. Fixing a valley or re-flashing a chimney on an otherwise sound roof is money well spent.

Replacement usually makes sense when the roof is past 20 years, has already been patched in several spots, is shedding granules across the whole slope, or has decking that's gone soft in more than one section. At that point repairs stop being repairs and start being installments on a roof you're going to replace anyway.

We'll give you our read either way, in writing, with photos of what we actually found up there. If you want a second opinion after that, take it — a good decision beats a fast one on a roof replacement this size.

How a Repair Works

Four steps, no surprises, and a written number before anyone starts pulling shingles.

1

Free inspection

We get on the roof, find the actual source of the problem, and photograph what we find. No charge, and no obligation to book work with us.

2

Honest recommendation

We tell you whether a repair will genuinely hold or whether you're better served replacing. If a repair buys you five more years, we'll say so.

3

Written itemized estimate

You see the line items — materials, labor, decking contingency — before we start. No verbal ballparks that grow once the work is underway.

4

Repair & cleanup

We complete the work, magnet-sweep for nails, haul the debris, and walk the finished repair with you before we leave the property.

Roof Repair FAQ

How much does a roof repair cost in Vermont?

Most repairs land between $350 and $1,500, with larger section repairs involving rotted decking running $1,500 to $5,000. The honest answer is that nobody can quote a roof repair accurately without getting on it first — the visible damage is often smaller than the actual damage. Our inspections are free, so the estimate costs you nothing.

Should I repair or replace my roof?

It comes down to the age of the roof and how widespread the problem is. If your roof is under about 15 years old and the damage is localized — one valley, one section of flashing — a repair is almost always the right call. If it's 20+ years old, already patched in several places, or losing granules across the whole surface, you're spending money on something you'll replace within a few years anyway.

Do you handle emergency roof repairs?

Yes. We offer same-day response for active leaks and storm damage, including temporary tarping to stop water entry until a permanent repair can be scheduled. Call (802) 305-8151 rather than booking online if water is coming in right now.

Will my homeowners insurance cover the repair?

Sudden damage from a storm, wind, or a fallen limb is typically covered. Gradual wear, age, and deferred maintenance generally are not. We document everything we find with photographs so you have proper evidence for an adjuster, but we don't adjust claims ourselves — that's your insurer's job.

Can you repair a roof in the winter?

Yes, and in Vermont a lot of roof repair happens in exactly those conditions — ice dams and winter leaks don't wait for spring. Shingle work in deep cold requires care with sealing, so for non-urgent repairs we'll sometimes recommend waiting. For an active leak, we come out.
